COMPANY - Pacific Southwest Realty Services is one of the largest privately-held commercial mortgage banking firms in the Western United States. PSRS specializes in the placement of mortgage and equity financing with major life insurance companies, capital market CMBS lenders and other institutional lenders. The company provides income property financing for borrowers through its group of lending institutions which have established correspondent contracts with PSRS, providing market exclusivity and servicing opportunities. Our group of lenders is considered to be the finest in our market by many in our industry. Our long-term lending relationships allow us to focus on loan opportunities which meet our lenders' requirements, prescreen transactions, assist with modeling and underwriting, and provide our borrowers with a cost effective and time efficient transaction with a predictable outcome.

PRIMARY MARKETS - Pacific Southwest Realty Services has offices in four major metropolitan areas of Southern California - San Diego, Irvine, Los Angeles and Santa Barbara. Our primary markets are Southern and Central California and, on a selective basis, Northern California, Nevada and Arizona. To meet our client's needs we have also completed many transactions throughout the United States. This geographical coverage gives us the local market knowledge that is valuable to our clients and a cornerstone for our success.

PRODUCTION - The institutions that Pacific Southwest Realty Services represents have diverse investment requirements which allows us to offer financing to meet a variety of needs - from acquisition or refinancing to new construction, renovation or re-positioning. We can offer loans in amounts that range from $2,000,000 to $200,000,000 and up, though we will arrange smaller loans to meet the needs of repeat customers or to match specific lending programs. We offer both fixed and variable rate permanent loans, forward commitments, bridge loans, construction loans, mezzanine debt and equity capital. Property types include industrial, office, retail, multifamily, hospitality, healthcare, mobile home parks, self storage, and various specialty properties. Our lenders are competitive based on loan proceeds, pricing, structure and/or flexibility on specific terms.

LOAN CLOSING - Each origination office is staffed with experienced in-house closing personnel who assist borrowers, lenders, closing attorneys, escrow and title officers, insurance agents and other third party providers in the efficient completion of the loan process.

LOAN SERVICING - Pacific Southwest Realty Services provides its institutional investors with full servicing, primary servicing and sub-servicing capabilities. These capabilities include payment collection, property tax verification, insurance monitoring, property inspections, maintenance of impound and reserve accounts and financial reporting to both investor and borrower. Our Servicing Department is one of the primary reasons why a borrower becomes a repeat customer.
